Renting your home as a vacation rental could make you up to £753 per stay
and here is our guide how to do it!

As the green list countries disappear staycations see B&Bs, hotels, holiday homes, cottages and even yachts becoming fully booked

Unfortunately, some people haven’t even booked their holidays yet!

So despite the fully booked vacation rental websites, there are still plenty of renters for your potential vacation rental home.

Let's assume you own your home, it's suitable for vacation or holiday letting, it's legal to do so and you have somewhere else to stay while your guests are there.

  1. The very first impressions

Take the time to declutter and style your home throughout before you take a good sample of good quality images.

Look at other vacation rental properties for inspiration. Dress rooms so tables and beds are beautifully dressed with shining glassware and plumped up pillows and don’t forget fruit in the fruit bowl. In fact, I remember a vacation letting landlord once took photos of the bedrooms and every bed had the same cuddly tiger on it…a bit unique but you could easily identify which properties were his!

And make sure the property matches the pictures when your guests arrive.

2. Describe your vacation rental cottage and market the property

Think of an appealing name for your property, one that highlights a unique feature or its location. A great title would be something like “3 Bed Vacation Rental House in Thirsk near to Racecourse” immediately someone looking for a property in Thirsk or near the Racecourse in Thirsk is going to book yours!

When describing it, list nearby attractions and state their distance from the property. Include anything interesting about the property’s history or location, also include the details about amenities, rooms, beds and layout.”

3. Add amenities and stand out features

Customers will expect basic amenities such as good wi-fi, washer dryer, a decent TV and a good quality coffee machine.

Make sure these are as new and high-end as possible and, at the very least, clean and in good working order to avoid negative reviews.

4. Throw in a few luxury features

Items such as hot tubs, pizza ovens, wood burners and in-built gas BBQs will give your vacation rental a real edge. Make sure they’re well maintained and come with clear instructions and plenty of supplies, such as logs.

5. Keep it clean

Especially in these times, cleanliness is incredibly important. Avoid bad reviews and make sure your home, contents and garden are immaculate, from top to bottom.

Consider purchasing a set of bedding and small kitchen appliances, such as a toaster, exclusively for guests. These can be stored away and brought out for paying customers.

If your changeover day is a Saturday you can whip the old bedding off replace with the spare set and take the used bedding away to wash and iron….yes I did say iron!!

6. Give a warm welcome

A welcome pack with instructions, local information and contact details is a must. In addition, a bottle of wine or fruit basket for arriving guests can go a long way to making them feel at home.  Don’t forget to follow up after their stay to obtain feedback and encourage reviews.

7. Safety first

Carry out a risk assessment, and make sure you tick all the safety boxes. This includes ensuring smoke and carbon monoxide alarms are in full working order, a fire blanket is present in the kitchen and the chimneys are regularly swept.

8. Protect yourself

Check the terms of your mortgage, lease and insurance to ensure your current arrangements allow for the let of your property. Make sure your rules on groups, pets and parties are clear throughout the booking process. If possible, ask a local friend or neighbour to keep their eye on the property.

9. Pet Friendly or Smoking

Advertising your holiday home as a Pet Friendly location or even one that has a designated smoking area can lead to a huge influx of bookings.
